I'm a full-time AI product manager and a part-time landlord with three properties. Like a lot of small landlords, I'm building a modest portfolio to support retirement. The problem is the day-to-day tenant headaches.

Tenants text my personal phone at all hours β€” everything from broken blinds to β€œCan we paint a bedroom?” Most of it isn't urgent, but it still creates constant interruptions, mental load, and stress. At the same time, I genuinely need to know immediately when something is serious: water leaks, no heat, safety issues.

I've looked at hiring a property manager, but on rentals where rent barely clears the mortgage, giving up ~10% of income destroys the margin. I'm in it for the long game β€” equity growth and mortgages paid down over time β€” but the constant noise is what makes small-portfolio landlording feel like a second job.
